APPLICATION REQUIREMENTS

 

 

WE HAVE A NON-DISCRIMINATION POLICY. ALL NEW TENANTS MUST FOLLOW THEIR RENTAL AGREEMENTS.

THEREFORE, APPLICATIONS NEED TO BE PROCESSED WITH CONSIDERATION OF ALL YOUR STATEMENTS ON THE APPLICATION, CREDIT CHECKS, COURT REPORTS, AND CRIMINAL REPORTS.

  1. A PROSPECTIVE TENANT MUST BE TRUTHFUL AND EXPLAIN NEGATIVE REPORTS THAT THEY KNOW WILL COME UP.
  2. A COURT-ORDERED EVICTION RECORD MAY RESULT IN  A TURN-DOWN.
  3. A COLLECTION FROM A FORMER LANDLORD IS AUTOMATICALLY TURNED DOWN UNLESS PAID.
  4. A RECORD OF OUTRAGEOUS BEHAVIOR OR FELONIES EITHER IN A REFERENCE, COURT REPORT, ETC CAN BE A NEGATIVE.
  5. THREE YEARS GOOD REFERENCE IS DESIRABLE. MORE IS BETTER.
  6. AN APPLICATION THAT IS NOT TRUTHFUL IS AN AUTOMATIC TURN DOWN
  7. INCOME QUALIFICATION IS IMPORTANT. INCLUDE ALL RENTAL ASSISTANCE, FOOD STAMPS, CHILD SUPPORT AND ANY VERIFIABLE INCOME. THIS MUST TOTAL TWO TIMES THE AMOUNT OF THE MONTHLY RATE OF THE UNIT.
  8. WE WILL WEIGH ALL THESE FACTS IN PROCESSING YOUR APPLICATION.
